Who we are
StayWise is the brand of Baltasar Sampaio & Filipe Carvalho, Lda., tax number (NIF) 518375528, registered at Rua do Doutor Barbosa de Castro 36, 4050-091 Porto, Portugal. We manage the properties listed on this website on behalf of the holders of each short-term rental registration. Each listing shows the property's registration number (RNAL). You can reach us using the contact details at the bottom of this page.
Booking and confirmation
Bookings are subject to availability and are confirmed once payment has been made under the conditions shown in the listing. You will receive a confirmation by email.
The price, cleaning fee, security deposit and cancellation conditions are those shown in the listing and in the booking summary at the time of booking.
Prices and payment
Prices are in euros and include VAT at the legal rate. Unless the listing says otherwise, the municipal tourist tax is not included in the price and is charged under the rules of the municipality where the property is located (Porto or Vila Nova de Gaia).
Payment is made by card through a secure payment platform. We never see or store your card details.
Cancellations and changes
The cancellation conditions are those shown in the listing and in the booking summary before payment. Any change to dates or number of guests depends on availability and must be confirmed by us.
Security deposit
Some properties require a security deposit, shown in the listing. It is returned after check-out, once the property has been checked.
Check-in and check-out
Check-in and check-out times are shown in each listing. Other times are only possible with our confirmation.
Portuguese law requires accommodation providers to report the identity of foreign guests to the authorities. For this reason, we will ask for an identity document for every guest who is not a Portuguese citizen, before or on arrival.
House rules
- The person making the booking must be at least 18 years old and stay at the property throughout the stay. Guests under 18 must be accompanied by an adult.
- The number of guests may not exceed the number shown in the listing.
- Smoking is not allowed inside the property. Parties and events are not allowed.
- Pets are only allowed where the listing says so.
- Please keep the noise down between 10 pm and 8 am, out of respect for the neighbours.
- Please tell us about any damage as soon as it happens. Damage beyond normal wear and tear may be charged.
Cleaning, linen and towels
The property is cleaned before you arrive and is provided with bed linen and towels. Please leave it tidy and take the rubbish to the street bins.
Items left behind
We keep items left in the property and return them on request. Shipping costs are paid by the guest.
If the property becomes unavailable
If, for reasons beyond our control, the booked property cannot be used, we will offer you a similar property or a full refund of the amounts paid.
Complaints and applicable law
You can make a complaint through the electronic Complaints Book (Livro de Reclamações), linked at the bottom of this page. In the event of a dispute, you may also turn to an alternative dispute resolution body: see the Consumer Disputes page.
These terms are governed by Portuguese law, without prejudice to any rights you have as a consumer under the law of your country of residence.
Changes to these terms
We may update these terms. The version that applies to your booking is the one in force on the day you made it.
